Im looking at purchaseing a house that has been useing an outdoor furnace about 10 years old.Im concerned about a couple issues,The first being it has already had a water leak internally it was repaired by a retired pipefitter with a plate that had been welded over the leak.Im comfortable with the repair but suspect the longevity to be minimal due already haveing a leak. My second concern is the unit has been used to burn trash ,Im guessing that could damage the unit as well.Also it is on its 3rd chimmney. My guess it is on its last leg.Any feedback wood be greatly appreciated Im loioking to make a decision on the house this week.

Well If you decide to buy the house you have no oil man lol..Sounds like the the seller was a abused burner..Not designed to be a trash incinerator..Do I think burning trash will damage the OWB?..No..Its a controlled fire..Its only gonna run to a certain desired temp...Its what comes out of the stack is what people complain about..Far as the pipe..What kind of pipe is installed? Is the expensive pipe?..Far as it sprung a leak..It could be a few things...Owner never treated the water..Factory weld let go..etc...If anything trade that boiler in and get a new one..Everything is already plumbed in.. Beats paying for oil/gas.. We all know its not going down anytime soon..Just gonna get higher.. Good luck on your decision!

What brand is the boiler?

You need to find out if it was a crack or rusted through. If cracked it isn't a big deal but if it rusted through then the whole thing could be almost as thin. (and probably is)

Also, I don't like the sound of the plate over the top. There will be a layer of water between the plates that never moves and it will rot the metal eventually. It should have been either welded up before putting the plate on or the metal cut away under the plate.

It would be best to just assume it will not last long and then if it does you  come out good.
