Was over to the house we are buying and I was looking for the thermostat for the wood boiler and didn't see one. The one I did find a assumed was for the propane furnace. Don't these need a thermostat to function correctly? It is a WoodMaster 4400.

There are a few different ways it can be done. Could be a 2 stage thermostat or they used a strap on aquastat on the boiler pipe to switch the thermostat between gas and wood.

The thermostat didn't look like anything special. How can I tell if it a duel thermostat or what am I looking for as far as the aquastat is concerned?

It would probably be easiest to get the part number off the thermostat to look up if it is 2 stage.

The aqaustat would most likely be strapped on the supply pipe before the furnace in the basement and would have some wires running to the furnace.

If you get the model number and look up the manual it will tell you how to set the stages up.  A lot of the newer thermostates are multistage.  They will all do single stge too, so you nweed to confirm it is in multistage mode to really know if that is what they are doing.

It looks like there is an aquastat clamps onto the line running in out, not sure which one, of the heat exchanger for the furnace. How exactly does it control the heat for the house if it is in the basement? What kicks the fan on for the furnace?

When the water temperature is above the setpoint the wall thermostat will just run the fan. When the water temperature falls below the set point on the aquastat it will run the gas furnace.
