Gas fired Power Plant might be buying me out!?

Well I have posted about this before and gigantic natural gas powerplant being built by my house. Anyhow construction has been going on all yr across the street from me. This place is MASSIVE! Long story short Panda/Patriot bought a few houses already on my road, I would say out of 8 of us 4 have been bought and the rest refuse to leave. Well I have had it with the site of this and everything else that came with it!! I had a meeting today with the Project manager about it. In a nut shell Im that unhappy to come home anymore because of this reason. Now he totally agreed with me and is taking this up with the owners. He said the possibility of them buying me out is good but he cant say 100%. Now here is the question I have for you all. My house is fair marketed at around 128k, I have insurance policy out for 140k because that is what it would take to rebuild if something were to happen. Would you guys take anything less that the value or would you fight for more? I want to fight for more. I never wanted to leave this house so its an incoveniance on me and I look at it like I have to "rebuild" all over again. Do I have a fighting chance in hell to push for more due to the aggravation, stress, and all the other BS im being put threw during this ordeal...... I could go on and on!

My suggestion would be, Don't push back to hard, they already have approval to go ahead with the project, you are only an inconvenience to them, they don't NEED your property and if they made you an offer, it would only be to keep you quiet, You will not like the fair market price or living there after the project is finished and they know it!

Chances are they are going to offer you the fair market value. You have already told them you are unhappy going home, so there price might be well below.

Also unfortunately you have to look at it in the eyes of a buyer, also
 you probably couldn't sell it for much more than fair market. What are they going to do with the house..... Demo?

Unfortunately I think you'll have to take what they offer, if you don't like living there the next person most likely won't either which lowers the value of your property. If you have deep pockets and willing to wait you could always take em to court.

Took me almost 2 months to get what I wanted for my truck when I was rear ended, of course comparing that to your house is apples and oranges.

if u don't like  staring at the plant ... a "new buyer" is going to hate it ...imo ...I would  get what u can and run......look up> u can build what u want and make it right/the way u want  it, a plus is u can plan for wood heat from the get go ...I'm on my 3rd house >built it myself (none of that contracting bs for me)  >I'm the head carpenter and the laborer   lol

Well what they would be doing is renting the house to there workers as that is what they are doing with the other properties they have bought. My guess would be asking for 120% which in my eyes is a fair price. That would cover my expense for moving and closing on a new home. See I bought my house for 80k, its worth around 130k give or take. Yes thats a good bit of money BUT that is what I could afford and thats why I got the house so cheap from my grand dad. For me to buy another house that is descent I would need at least 140k from selling my home to cover the  downpayment cost for the next home to get my mortgage close to what it is now. If I buy a home for 120k and I put 40k down I would be back to where I was. Now I have a 25ft shed (garage) that is not part of the property value, it is a 9k item. Do you think I should add cost of that in so I don't have to take it with me and pay someone to come and haul it for me? That would be a total loss if they dont buy it from me and or I have to pay someone to come and take it.... Tuff spot Im in here....!

Nobody really said what there getting. I know they must have got a pretty penny. My one neighbor just built there house not even 8yrs ago, they bitched and moaned for about a month and then they were gone. I assume they still owed a good bit of money? So assuming as fast as they left they got a good amount of money. The other neighbor litterally negotiated with Panda/Patriot to do renovations to the home so he could get more money. Dont ask how but it happened....

Yes Dave a tough spot.

See what the offer is, but the most important issue for me would be to decide where you and your family will be in 5 years, and I don't mean physically, I mean emotionally. This type of thing can sour the milk in your teats. I have a friend that owned a peeler bar and he fought the local officials for years over the smoking area for his patrons, it consumed him night and day, it became too personal. That was all he could talk about, he lost friends over it. It was years he won't get back, all wasted.

A realtor may be able to look up what they paid for the other properties. If you are looking for a new place anyway, I would ask your Realtor if they can look it up.
